Logistea is a Swedish listed property company with a focus on warehouses, logistics, and light industry. The company's growth and strong financial position are based on acquisitions, investments in existing assets, and the development of entirely new facilities in cooperation with existing and new tenants. Over the past four years, the company's total property value has expanded from approximately SEK 3 to SEK 16 billion.

Logistea is one of the leading property companies in its segment in the Nordics, with a portfolio comprising 165 properties corresponding to a property value of SEK 16 billion. Following a merger with the Norwegian company KMC Properties, Logistea now owns properties in eight countries, with the Nordics as its primary future growth market. Two-thirds of the company's portfolio consists of light industrial properties with tenants who, in many cases, combine production, warehousing, and offices within the same property. The company operates in a market segment characterised by high demand and considerable development potential. The company is active in one of the real estate market's most stable and expansive segments and is in a long-term growth phase.

STABILA K FLOORS AND DECKS
– We acquire and develop high-yielding properties with stable cash flows through long leases with prosperous and financially stable tenants, with an average lease term of 10 years. We are happy to invest together with our tenants by extending or reconfiguring properties according to their needs, says Niklas Zuckerman, CEO of Logistea. Warehousing, logistics and light industry are the property segments that have fared best in the unstable property market developments of recent years. A high underlying demand, combined with factors such as an expanding e-commerce sector and the fact that more and more Swedish companies are choosing to bring production back home as a result of the unstable geopolitical situation, contribute to a continued high demand.

HIGH EXPANSION RATE 2026
– We have identified and acquired high-yielding properties, which has increased earnings per share. We have had a good start to 2026 with a number of new acquisitions and several new rental agreements with new and existing tenants.
Looking at the balance sheet, we have a low debt-to-equity ratio and good access to finance, which strengthens us in our ambition to continue expanding at the same pace for the rest of the year, says Niklas Zuckerman. In January 2026, Logistea completed Intersport's new central warehouse in Nässjö, a facility of approximately 31,100 square metres. The facility has been equipped with advanced automation that meets future demands for speed and sustainability
logistics. The project has been carried out with high ESG ambitions and an objective to certify the property according to BREEAM at least at the Excellent level, with the ambition to reach Outstanding.
